  1. Welcome and Introductions

  4. New Business
    1. W. Grand and Porter update (Inkwell)
      • 11 units still, 8 on W. Grand, 3 on Porter.
      • Tried to minimize large surface parking in back based on City feedback.
        • 4 with parking in back, 7 with parking underneath.
      • Reaction to City feedback:
        • Set back northern segment on W. Grand to align with housing north.
        • New brick color scheme for this northern section.
        • Wood accents around balconies/entry doors.
      • Going before BZA at end of October to get approval for a few of the variances.
        • How close it is to lot lines.
        • Lot coverage of site.
      • Next steps:
        • Submitted for BSEED permits.

        • NEZ application
        • Final pricing/financing
        • Construction start
      • Feedback:
        • Marlena – resiliency and water runoff/retention.
          1. Including catch basins underground.
          2. Pervious pavement – City won’t count it here towards parking right now although they did elsewhere in city.
        • Break ground – during warmer months after thaw passes (around April), construction in 18-month timeframe. Comps 14-18 months.
    2. Broderick Manor
      • A lot of internal work in the last year. Stabilized interior that had four-story collapse. New historic windows mostly in.
      • 90% through rough carpentry. Over 300 joists to make building structurally sound.
      • New roof.
      • Reinstalled water meter and main lines in. Working through final power with DTE.
      • Got permits and HDC approvals.
      • Big item:
        • Still need to close construction loan. Should close that by the end of the year. Complicated loan with multiple lender parties.
      • Still have to discuss lot use with community after official closing.
      • 56 units.
      • Questions:
        • How did this get by parking minimums?
          1. Grandfathered into zero parking requirements.

    1. Neighborhood Beautification Committee

      • Next steps:
        • Ascertain to how to get social media done.
        • Reorganize/organize front page of website to make it clear how to connect to committees and board members.
  6. Resident and Attendee Issues
    1. Joel – Building Power training series at 6pm 10/18. CBA – learn more and organize in communities.
    2. Coffee hour – Thursday 10/24 @ 2pm @ UNI on Lawndale.
